The value of a property is influenced by its surroundings. It's been said that you never want to have the nicest house in the neighborhood. This statement is because of the word Regression. If a property is surrounded by properties that have lower values, its value tends to decrease - Regression.
The opposite is also true. When the property is surrounded by properties with higher values, its value will rise. This is Progression.
